Selling a House is not easy. It’s laborious and you it needs a lot of time and effort to find the right buyer for your house. That why we rely on real estate agents to sell our house and get the word out through their channels. Unfortunately there’s a lot of things you will have to face about real estate agents and there are a few Ugly Truth about Selling Your House to Real Estate Agents.
- When the seller requests a higher market price and is usually impractical for what their house is valued for. A real estate agent knows that if the property is listed at a high price, it will sit on the market for a while and doing any effort will be a waste of time. Real Estate Agents don’t get paid more quickly when getting a high price for each house instead they make more money when selling more houses at a low price, so they usually want to list a house at market price or lower. Another problem when a seller wants to value their house high is that the agent has to take their time on working with the seller to drop their house price so it will sell.
- For the most part real estate agents are typically more concerned on producing new property listings than they on selling the homes they have already listed. After getting your listing, they often become distant tough to contact, the time they return your calls goes from minutes… to hours… to days! Supplying clients with appropriate feedback on the progress of your house selling becomes a low priority for them. This is particularly true once the agent having trouble selling your home… You quickly become the least person they want to talk with.
- When an Agent’s says that they get paid on commission so the more you get for your house, the more he/she gets paid is one of the biggest lies in real estate. Yes, mathematically the real estate agent will receive more commission if your property is sold for a greater value but the drawback is the amount of time it might take to sell at the higher price isn’t worth the time. When your property has a market value of $500,000 and your real estate agent’s cut is 2% or $10,000, then you will have to be patient to wait for someone who will pay $510,000 so the agent can make $10,000 plus they usually add an extra $250 for open houses and such. Clearly you are better off just selling your property for $500k (or even less).
The more you are informed about the real estate market and how agents operate then the better off you are when selling your house. Real estate agents are of course useful when selling because most people don’t usually buy private sellers and because real estate agents have access to MLS to post your house.
